MORWENNAU - BOOKING TERMS AND CONDITIONS
THE CONTRACT
This contract is between the guest (referred to as “you” or “the Guest”) and Morwennau, Poppit, Cardigan, SA43 3LP (referred to as “we”, “us” or “the Owner”). The rental agreement is made once the booking is confirmed and the deposit has been received.
The contract is governed by UK law and is for a short-term holiday let only. It does not constitute a tenancy or an assured shorthold tenancy under the Housing Act 1988.
The contract of hire is not effective until we have processed the deposit. The contract will be subject to these booking conditions, and must be complied with. The party leader must be at least 25years of age at the time of booking.
BOOKING AND PAYMENT
A non-refundable deposit of 25% is required to secure the booking.
The balance is due 6 weeks before arrival.
If the balance is not received by the due date, the booking may be cancelled, and the deposit forfeited.
For bookings made within 6 weeks of the arrival date, full payment is required at the time of booking.
CANCELLATION POLICY
Cancellations must be notified in writing (including by email) to the owner immediately.
Once the holiday is booked the guest has entered into a legally binding contract. If forced to cancel, for whatever reason, the following conditions will apply:
More than 42 days (6 weeks) Loss of deposit
Less than 42 days (6 weeks) Loss of deposit and final balance

However, the owner will endeavour to re-let the house on the same hire terms and if a replacement is found at the same rental rate, we will refund all monies in full, less an administration charge of £25. If a replacement is found at a lesser rate, we will refund all monies paid by you, less any difference between the total price for your rental and the price to be paid by the replacement guest, less an administration charge of £25.
If the final balance is not received by the due date, we reserve the right to cancel the booking and the deposit will be forfeited.
It is highly recommended that the holiday party take out travel insurance to cover any such incidences that includes comprehensive cancellation cover.
Where the owner cancels this agreement for any reason and at any time, the holiday party shall be entitled to a full refund of the deposit and any remaining balance paid. The owner shall not be liable for any consequential loss or incidental expenditure that the holiday party may suffer as a result of cancellation.
SECURITY DEPOSIT
A refundable security deposit of £350.00 is required with the final balance of the rental cost. This will be returned within 14 days after the end of the rental period, once the property has been inspected to ensure that it has been left in the state it was found, with no damage or loss to anything in the property, or extra cleaning required.
If the property has not been left in a satisfactory condition, the appropriate deductions will be made. Any remaining balance will be returned to the holiday guest within 14 days after the end of the rental period. All damages caused any member of the holiday party must be reported to the owner at the end of the rental period. If any loss, damage or extra cleaning is above the value of the security deposit then the holiday party will be responsible to pay these costs and will be requested to do so in writing by the owner. The owner reserves the right to hold the security deposit for longer than a 14 day period should there be a dispute over payment or the owner is awaiting bills for damage or proof of damage.
ARRIVAL AND DEPARTURE
Arrival time: After 4:00pm on the day of arrival.
Departure time: By 10:00am on the day of departure. Failure to do so may result in you being charged a further day’s rental.
OCCUPANCY
The maximum number of persons allowed to stay at Morwennau is 8 (plus 1 infant in cot). Only the persons named on the booking form are permitted to stay at the property. The owner must be informed of any changes to the persons named on the booking form.
GUEST’S RESPONSIBILITIES
The owner does not accept any liability for theft, loss or damage to personal belongings, baggage, vehicles or any other item belonging to any member of the holiday party, except in so far as the loss or damage arises from a substantial defect or damage known to the owner or which should have been known to the owner. Save as aforesaid and without prejudice thereto we shall not be liable for consequential or other damages howsoever arising, liability for death or personal injury caused by our negligence not excluded.
Please ensure that all exterior doors are locked and windows are closed when away from the property.
The holiday party must not store any dangerous or hazardous material or substance, or any item of a flammable or explosive nature which might unreasonably increase the risk of fire or explosion on or around the property and which would be considered hazardous by a responsible insurance company.
The holiday party must keep the property and garden in the same state of repair, cleanliness and condition in which it was found at the start of the rental period.
As Morwennau has a self-contained bio-friendly sewage system, nothing apart from loo paper should go down the loo - including feminine hygiene products, cotton buds etc, and no damaging substances such as oil and grease via the drains of waste pipes. If the system becomes blocked this will result in a costly system clean and the cost taken from the deposit.
It is highly recommended that the holiday party take out travel insurance which includes accidental damage to cover any incidences.
Children should not be left unsupervised in the property or its garden at any time.
The holiday party will not use the property in any way that may impinge upon the property rights of neighbours or create unacceptable noise level disturbances or misconduct either within the property or its grounds. No drones or fireworks are permitted.
The holiday party must not sub-let the property.
Smoking is not permitted at the property.
PETS
Well-trained dogs are permitted to stay at the property and should be fully up-to-date with any flea and worming preventative treatments. There will be a charge of £5 per day per dog to allow for extra cleaning at the end of the rental period.
THE GARDEN IS NOT FULLY ENCLOSED – WITH ACCESS TO THE DRIVE AND THE ROAD.
Please do not allow dogs downstairs in the bedrooms. Dog blankets are provided for use on the sofas.
There is a warm outdoor shower for washing off muddy dogs and a dog towel is provided.
Dogs must not be left unsupervised, either within the property or its garden.
Please ensure the holiday party cleans up after dogs either within the property or its garden. Other pets are not permitted at the property.
CIRCUMSTANCES BEYOND OUR CONTROL
We cannot accept liability or pay compensation for events beyond our control (e.g., natural disasters, pandemic restrictions, fire, flood etc.) that may prevent your stay. The Guest will be advised of any such circumstances as early as possible, and will be refunded all monies paid in full with the Guest having no further claim against the owner. If we have to terminate your holiday early you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation, expenses or costs will be payable.
COMPLAINTS
Any complaints should be reported as soon as possible so that we have the opportunity to rectify them during your stay. We value your custom and want you to return.
DATA PROTECTION
We will only use your personal data to process your booking and comply with legal obligations. Your data will not be shared with third parties without your consent. Please check the full Privacy Policy on our website.
RIGHT OF ENTRY
The owner or any specific tradesman or other persons shall be allowed the right of entry to the property at all reasonable times to carry out any necessary repairs or maintenance, to ensure the property and all appliances are safe, or responding to emergencies which pose a risk of damage to the property.
These Terms & Conditions shall be governed by the Law of England and Wales.
